Coffee Fellows is growing in the Netherlands and looking for new places. If you have a property somewhere plenty of people come past, put it to us — we look seriously at everything that comes in, and we let you know either way.
A lease with the parent company
The lease is signed by Coffee Fellows itself, backed by a group guarantee. The group turns over more than 140 million euros. So you are not letting to a single outlet.
No grease trap needed
We do not fry or bake. That saves you a grease trap, heavy extraction and the wear on pipework and structure that normally comes with catering. In a residential building that is often decisive.
We invest in the premises
The fit-out is not an off-the-shelf package: real furniture, solid equipment and a finish that lasts for years. We do not recoup that in a couple of seasons, so we come to stay.
At home in demanding locations
We run eleven outlets across seven airports and fifteen at railway stations. Working at night, inside security zones and within short construction windows is routine for us — that saves you and your property manager a lot of explaining.
Revenue from every square metre
Guests order at the counter, at self-service terminals or ahead through the app, so throughput is high and the queue stays short. At transit locations we run a more compact grab-and-go format, which means a smaller unit can work too.
Green on paper and in practice
A hundred per cent electricity from European hydropower, LED lighting throughout, deposit cups and Too Good To Go against food waste. If you have to report on sustainability as an owner, a tenant like this moves you forward.
On top of that, there is what a well-kept coffee house does for the rest of your building: it draws people in and keeps them there. The neighbours notice, and so does the lettability of the units around it — certainly in a ground floor, a station or an arcade.
We are nowhere
near finished
Coffee Fellows started in Munich in 1999 and is now in more than 300 places across fourteen countries. In the Netherlands we have been growing since 2017, now to ten locations — and we want to go considerably further.
That growth is no accident. We are the largest coffee chain in Germany, and last year nearly fifteen million cups of coffee and more than three million bagels and snacks crossed the counter. The concept works in very different places: city centres, stations, airports, motorway locations, outlet centres, universities and hospitals.
In the Netherlands we are currently in city centres, at stations, along the motorway and in an outlet centre. We look at the whole country and at every kind of place where enough people come past.
What that means for you: we are actively looking and we decide ourselves. A property that fits goes ahead — we do not need to find an operator for it first.

What we look at
These are the points that in practice separate a location that thrives from one that struggles. Does your property not tick every box? Put it to us anyway — we look at the whole picture.
Requirements
- A visible spot right on the flow of passers-by. Not around the corner, but on it.
- A wide frontage with plenty of glass and daylight. People outside can see what happens inside.
- Terrasmogelijkheden.
- Catering use permitted, or the scope to obtain it.
- At least 150 m². With storage elsewhere, smaller can work too.
- A catchment area of at least 75,000 people.
- Passers-by from at least two of these three groups: tourists, commuters, students.
Preferences
- A corner unit with glass on both sides
- Close to one or more transport hubs
- Enough scope for extraction and ventilation
- A three-phase 3 × 40A power supply
- Room for exterior signage

Intercity stations with plenty of interchange traffic, and the streets leading up to them. Commuters, students and travellers all pass in one flow.
On the road
Service areas and filling stations along the busy corridors, outlet centres and large retail parks outside the centre.
